What happens to the security deposit and rent at closing?

They're typically accounted for at closing according to the lease and the purchase agreement, so the new owner is credited for deposits held and rent is prorated. Your closing attorney will show this on the settlement statement.

What if my tenants are behind on rent or the unit is in rough shape?
