How Selling Directly to Me Works
No pressure and no confusing process. Here is exactly what happens, step by step.
- Step 1
You tell me about the house
Share the address and anything useful about the condition, whether anyone lives there, and your timing. The form takes about a minute, or you can call or text me.
- Step 2
We talk it through
I call you to understand your goals and answer questions. If I need to see the house, we set a time that works for you. There are no open houses.
- Step 3
I make an offer in writing
I explain how I got to my number, based on the home's likely value, the repairs it needs, and the terms. It can be cash or flexible terms, always in plain language.
- Step 4
You compare and decide
You're free to get other offers, to ask your own attorney or agent to review mine, and to say no. If listing would likely bring you more, I'll tell you.
- Step 5
You choose the closing date
If you accept, we sign a written purchase agreement and a title company and a Kentucky attorney handle the closing. It can be as few as 7 days when title is clear, or later if you need time.
- Step 6
You get paid at closing
Your mortgage payoff and any agreed costs come out of the proceeds, and the rest goes to you. You'll see every number on the settlement statement.
What it costs to get an offer
Nothing. There’s no fee to get an offer or to sell to me.
About flexible terms
Sometimes I can offer something other than all cash, such as a later closing date or other terms that work for both sides. Any terms are put in writing, explained in plain language, and you can have your own attorney review them before you sign.
