I have PCS orders. How fast can I sell?
As fast as your timeline needs. I can close in as few as 7 days when title is clear, or later if you need time. Tell me your report date and I'll build the plan around it.
Can I close while I'm at my new duty station?
Often yes. Closings can commonly be arranged remotely, with signing by mail or a notary, sometimes with a power of attorney. Your closing attorney will tell you what's allowed for your situation.
Should I sell or rent my house when I get orders?
It depends on your mortgage, the rent the home could earn, and how much work you want to do as a landlord. I invest in Kentucky rentals, so I can walk through the numbers with you. It's your decision, and a tax professional can weigh in.

What about my VA loan?
Your loan is paid off from the sale proceeds at closing. Ask your lender how selling affects your VA loan entitlement and whether you can use it again.

What if I'm out of state or deployed?
Most of the process can be handled by phone, email, and remote signing. If you can't be present at closing, ask your attorney about a power of attorney.
Is this the same as listing with a Realtor?
No. When I buy directly, I'm the buyer, not your agent. If you want to list, I'm also a licensed broker, and I'll tell you which role I'm in.
